Graham Marshall, who is overseeing Elysium Noosa in his role as AVJennings Queensland executive general manager, was part of the QM Properties team that delivered the popular Noosa Waters residential land development.

AVJennings national business development manager Tony Creighton attended school on the Sunshine Coast, while assistant project manager Riki Cooper grew up in the area and has worked on the project since it was first launched in 2005.

AVJennings acquired the 27 hectare Elysium Noosa site late last year (2010) and immediately began rolling out a $1 million refurbishment and landscaping program, paving the way for the company to release its first land and luxury homes for sale by mid year (2011).

Mr Marshall said the team’s extensive knowledge of the Sunshine Coast, particularly Noosa, would be invaluable in delivering a quality community that would set a new benchmark in the coastal town.

“Over-valued markets can be very seductive and that is why most people buy too late, while the opposite sentiment holds true at the bottom of the cycle – property loses its shine but, ironically, it is most often the best time to buy,” he said.

“Along with ‘where’ and ‘what’, ‘when’ is a key ingredient to buying real estate smart and we believe if you buy now, you are buying on the right side of the market swing in Noosa and the Sunshine Coast.”

Mr Matusik said buyers also benefited when a developer, like AVJennings, purchased the site at an opportune time.

“Developers who buy when other developers aren’t can secure prime sites at low prices and AVJennings has taken advantage of this counter-cyclical opportunity to purchase Elysium Noosa, allowing them to pass the savings on to buyers,” he said.

AVJennings has just released its first land for sale at the Elysium Noosa community, priced from $380,000, and launched four new luxury homes, which are completed and ready to move into, from $995,000.

Mr Marshall said the company had also rolled out a $1 million refurbishment at the new land development, which was situated on a prime site in Noosa, with the sculpture to complete the transformation.

“Local artists will have some fantastic ideas on how we can represent both the Elysium Noosa community and Noosa Heads region at our entry,” he said.

“We have master craftsmen who can give form to the winning concept so, while we expect to see entries from experienced artists, the competition will be judged on the quality and freshness of the ideas.

Mr Marshall said the competition was being coordinated through Sculptors Queensland, who would bring a high level of professionalism to the judging.

As operations manager with QM Properties from 1997 to 2004, Mr Marshall was part of the team that delivered Noosa Waters, one of Noosa’s most sought-after prestige waterfront communities.

Now with AVJennings, Mr Marshall is planning to raise the bar with the company’s new venture in the iconic Queensland beach town, Elysium Noosa.

AVJennings has already begun rolling-out a $1 million refurbishment of the 27 hectare site, which it acquired last month (November 2010), and is in the process of finalising its plans for the new community, with the aim of releasing its first land and homes for sale  by mid-2011.
